Discharge Fees
March 23, 2018Lenders charge a discharge fee when you end your mortgage with them. The fee pays for their costs to remove their mortgage charge against the title of your property.
Here is a sample list of such rebates:
A few important notes:
- This list is just a guide as of January 2017. Discharge fees change, so always confirm the exact fee with your lender.
- These do not include government registration fees. For example, in Ontario the land titles office charges a $75 fee to remove a lender’s mortgage charge from your title.
- When you are switching lenders at renewal, your old lender may charge an “assignment fee” instead of a discharge fee. Assignment fees typically cost the same or more as discharge fees.
